Renting in Central Bedfordshire: check-in and getting your deposit back

What to check when you move in, how to protect your deposit, and where renters in Central Bedfordshire can get help.

Homes to rent in Central Bedfordshire

Central Bedfordshire is a largely rural unitary area of market towns and villages, with fast growth in new-build estates around Leighton Buzzard, Houghton Regis, Biggleswade and Arlesey. Dunstable and Houghton Regis have more post-war housing and flats, while Ampthill, Woburn and Potton have period cottages and listed buildings. Many residents commute to London, Luton, Milton Keynes and Bedford along the M1, A1 and rail lines. Most private lets are family houses rather than flats.

Average rent: £1,250 a month (ONS, June 2026), up 4.4% on a year earlier. Source

On moving-in day

  1. Before unpacking, photograph every room: a wide shot, then each item, with the date and time on every photo.
  2. Photograph the meters (gas, electricity, water) and write down the readings.
  3. Count the keys and fobs, and test the smoke and carbon monoxide alarms.
  4. Note anything worn, marked or not working, and send it to the landlord or agent within a few days.

Things to look at in Central Bedfordshire homes

  • New-build homes on the large estates: note snagging marks, sealant around baths and showers, and the state of new turf and fences.
  • Period cottages in Ampthill, Woburn and Potton: photograph old timber windows, beams, fireplaces and any damp at the base of walls.
  • Rural homes without mains gas: photograph oil tanks, LPG bottles, wood burners and any septic tank or treatment plant.
  • Flats over shops in Dunstable and Leighton Buzzard: check the separate entrance, fire alarm, stair lighting and key count.
  • Family houses with gardens: photograph lawns, borders, sheds and fences, and agree what garden upkeep is expected.

Your deposit

Your landlord must protect your deposit in the DPS, TDS or mydeposits within 30 days and tell you which. At the end, deductions can only be for damage beyond fair wear and tear, cleaning back to the check-in standard, or rent owed. A dated check-in record is your best protection.
