Renting in Bedford: check-in and getting your deposit back

What to check when you move in, how to protect your deposit, and where renters in Bedford can get help.

Homes to rent in Bedford

Bedford's private rental market is concentrated in the Victorian terraces around the town centre, Queens Park and Castle, where many houses are let as flats or shared houses. Large new-build areas such as Wixams, Great Denham and Wootton add modern family homes and flats, often let by individual landlords. North of the town the borough is rural, with stone villages along the Great Ouse. Because additional HMO licensing covers the whole borough, even small shared houses need a licence.

On moving-in day

  1. Before unpacking, photograph every room: a wide shot, then each item, with the date and time on every photo.
  2. Photograph the meters (gas, electricity, water) and write down the readings.
  3. Count the keys and fobs, and test the smoke and carbon monoxide alarms.
  4. Note anything worn, marked or not working, and send it to the landlord or agent within a few days.

Things to look at in Bedford homes

  • Victorian terraces in Queens Park and Castle: photograph sash or replacement windows, chimney breasts and any damp at the base of walls or in cellars.
  • Converted flats in large town houses: record the communal hallway, shared meters, door entry system and how many keys and fobs are handed over.
  • Shared houses (HMOs need a licence across the borough): photograph each bedroom's door lock, the fire doors, smoke alarms and the shared kitchen separately.
  • New-build homes in Wixams and Great Denham: note snagging marks, sealant around baths and showers, and the condition of turf and fences in new gardens.
  • Riverside flats near the Embankment: check for condensation, extractor fans working and any signs of damp in ground-floor units.
  • Stone cottages in the northern villages: photograph uneven floors, beams, fireplaces and any oil tank or septic tank where there is no mains gas or drainage.

Your deposit

Your landlord must protect your deposit in the DPS, TDS or mydeposits within 30 days and tell you which. At the end, deductions can only be for damage beyond fair wear and tear, cleaning back to the check-in standard, or rent owed. A dated check-in record is your best protection.

Help from the council

Tenants can report disrepair, damp or unsafe conditions in privately rented homes to Bedford Borough Council's private sector housing team, which also enforces HMO licensing. Bedford Borough Council: private renting.

How do I get my deposit back?

Leave the home as you found it, allowing for fair wear and tear, and compare it with the check-in record. If you disagree with deductions, the deposit scheme’s free dispute service decides on the evidence.
