How it works

  1. Open the app on your phone and enter the address. Each room gets its own photo checklist.
  2. The camera steps through every item, stamps the date and time on each photo, and AI suggests the condition.
  3. Read the meters, list the keys, test the alarms.
  4. Sign, and the PDF report is ready. Send the tenant a link to check and sign it too.

Questions

What does an inventory clerk do?

An inventory clerk visits the property and records its condition and contents room by room, with photos, at check-in, at check-out and sometimes during the tenancy. They then write it up as a report for the landlord or agent.

How much does an inventory clerk cost?

Clerks usually charge for each visit, with the price going up with the size of the property and whether it is furnished, so a check-in and a check-out for a family home can cost a few hundred pounds together. With DIY Inventory each report is £30, whatever the size of the property.

Do I need an inventory clerk, or can I do the inventory myself?

There is no rule that it must be done by a clerk. A landlord, agent or tenant can do it, as long as it is thorough, photographed, dated and signed by both sides, which is what the app is built for.

Is a DIY inventory accepted for deposit disputes?

Deposit schemes look at the evidence: a detailed, signed check-in report with clear, dated photos, compared with the check-out. A DIY report made with the app gives you exactly that. General information, not legal advice.

Can my tenant do the check-in for me?

Yes. Send them a link and they do the check-in on their phone; you get the finished report, and each side can check and sign it.

I still want an inventory clerk near me. Can you help?

We don’t send clerks. If you would rather not do it yourself, the app lets you send the tenant or a contractor a link to do it for you, and you still get a full report.
