Inventory and check-in reports in Bristol

Bristol is a large city with a big private rented sector, driven by two universities and strong demand from young workers. Much of the inner city is Victorian terraces and Georgian houses converted into flats, while the centre and Harbourside have many modern apartment blocks. Shared student houses are concentrated in areas such as Redland, Cotham and Bishopston. The outer south and north of the city have large post-war council-built estates.

  • Victorian terraces in Bedminster, Southville and Easton: photograph rear yards, outside drains and any damp in the back addition kitchen.
  • Apartment blocks at Harbourside and Temple Quarter: photograph the entry system and parking space, and record fobs, post box and bike store keys.

Questions

Inventories in Bristol: questions

How much does an inventory clerk cost in Bristol?

Clerks usually charge per visit, more for bigger or furnished homes, so a check-in and a check-out together often come to a few hundred pounds. With DIY Inventory each report is £30, whatever the size, and you can do it as soon as you have the keys.

What is the average rent in Bristol?

£1,880 a month (ONS, July 2026), up 6.5% on a year earlier. Rents vary a lot by street and type of home; the free property report shows sold prices, the EPC and more for any Bristol postcode.

Do landlords need a licence in Bristol?

Selective licensing: Selective licensing in Bishopston and Ashley Down, Cotham and Easton wards from 6 August 2024 (to August 2029), and in Bedminster and Brislington West from 6 April 2022 (to April 2027). Additional HMO licensing: City-wide additional HMO licensing from 6 August 2024 (to August 2029), covering most HMOs not under mandatory licensing. Fees: £1,861 for a first additional HMO licence and £912 for a selective licence (council fee page) Check the council’s own page before letting, as schemes change.

Can I do my own check-in inventory in Bristol?

Yes. Landlords, agents and tenants can do it on a phone: a photo checklist for every room, the date and time stamped on every photo, every item’s condition, and both sides sign. The PDF is ready the moment it’s signed.

Will a DIY inventory stand up in a deposit dispute?

Deposit schemes (DPS, TDS, mydeposits) decide on the evidence, above all the condition at check-in compared with check-out. Dated photos of every room, signed by both sides, are exactly that evidence.
