Getting started
Do I need to download an app?
No. It runs in your phone’s web browser (Safari or Chrome). Open your link and start. You can add it to your home screen if you like.
I’ve paid. How do I unlock my report?
If you paid from the finished screen, you come straight back to your report and it unlocks by itself. Otherwise open your report link (shown when you pay, and emailed to you if you gave your email) on the phone your report is on, or paste it into the box on the finished screen. Your report unlocks straight away.
I’ve been given an access code. Where do I put it?
Type it into the box on the finished screen when your report is done, instead of paying. You can also enter it first, in the “Have an access code?” box on the pricing page.
Can I use a tablet or computer?
A phone works best, because you walk round with it and use its camera. A tablet with a camera works too.
Doing the inventory
Is it really AI-powered?
Yes. After each photo, our AI suggests the item’s condition, a short description, any marks or damage, and how clean it is. It’s a suggestion: you can always change it, and you sign the report as your own record.
How long does it take?
Most flats take under an hour. Bigger houses take longer. The app shows you exactly what’s left in each room.
How many photos do I need?
At least 8 in every room, including at least one of each item on the room’s checklist. You can take up to 25 per room.
What if something on the checklist isn’t there?
Mark it as not applicable. You can also add items the checklist doesn’t have.
When do I have to do a check-in?
A check-in report has to be started within 7 days of your move-in date. The sooner the better: do it before you unpack if you can.
What if I lose signal or close the page?
Everything saves automatically as you go, on your phone and backed up online. Open the app again and carry on where you left off.
Can I use it for a check-out?
Yes. Choose the type when you start (check-in, check-out or inspection), and the report is titled to match.
Landlords and agents
Should I do the inventory myself or let my tenant do it?
Either works. Do it yourself on your phone, with the tenant there or before they move in, then send them the link to check and sign. Or send your tenant the link and let them do the walk-round. If you buy the report first and send them your link, they can download it without paying. Their finished report is ready instantly, and they can send it to you to check and sign.
Can I pay first and send the link to my tenant?
Yes. Use Buy a report (£30). You get a personal link as soon as you’ve paid, with buttons to send it to your tenant by WhatsApp, text or email. They do the report on their phone, never see a price, and can download and send it as soon as it’s signed. Each link is for one report.
Can I get a floor plan of the property?
Yes. Draw one on your phone: tick the rooms, type each one’s width and length, and the plan draws itself, with every room’s size and the total floor area. It’s free to draw and £9.55 to download, on its own on the Floor plans page, or added to your report from the app’s review screen.
Can I use it on more than one property?
Yes. Use it on as many properties as you like. Each report is paid for separately.
Do my tenants need to download an app?
No. They open a secure link in their phone’s browser to check the report and sign it.
How does the tenant sign the report?
When you finish, tap Send the sign-off link and send it by text, WhatsApp or email. The tenant looks through each room and its photos, can comment on any item, and signs with their finger. A signed page is added to the report, and you can see on the finished screen when it’s been signed.
How do I compare the check-out with the check-in?
Start the check-out from the check-in report: on the finished screen tap Start a check-out or inspection, choose the property from your list, or open the link on the report’s contents page. The rooms and checklists are copied, and the new report shows what has changed, the meter readings then and now, and photos side by side.
Can I book a Gas Safety certificate, EICR or EPC?
Yes, for properties in the UK. Choose what you need on the certificates page, tell us about the property and send the request. There’s nothing to pay online: we confirm the date with you and send payment details. Prices are fixed and shown before you book.
Can I do inspections during the tenancy?
Yes. Choose Interim Inspection or Renewal Inspection. Start it from the last report to see what has changed.
Your report
What happens when I finish?
Once you’ve signed and confirmed the declaration, your PDF report is made on your phone and sent off automatically. You can save it, open it or share it straight away.
Will my landlord or agent accept it?
The report records the condition of every room with photos that carry the date and time in the image itself, plus your signature and declaration. Send a copy to your landlord or agent at the start of the tenancy so everyone has the same record.
Can people see the photos full size?
Yes. The photos in the PDF are kept small so the file is easy to send. Tap any photo, or its link in the index at the back, to open it full size.
Can I change the report after I’ve finished?
No. Once it’s signed, the report is final. That’s what makes it a reliable record.
Can I use the report in a deposit dispute?
Yes, that’s what it’s built for. Deposit schemes such as the TDS, DPS and mydeposits decide disputes on evidence, above all how the property was at check-in compared with check-out. Your report gives them exactly that: every room photographed with the date and time burned into each photo, the condition of every item, meter readings and keys, signed by you and the tenant, and a check-out that sets out what has changed, side by side.
Can I use it outside the UK?
Yes. DIY Inventory works anywhere in the world, in your phone’s web browser. Choose your country when you set up the property; outside the UK the postcode or ZIP is optional and the country is added to the address.
Payment
How much does it cost?
It’s free to start. You pay £30 for each finished report you download: a check-in, a check-out or an inspection. See pricing.
When do I pay?
When your report is finished and signed. The app shows a Pay £30 button. You pay by card on our secure payment page and come straight back to your report, unlocked to download and send. It waits safely on your phone until then.
Is there a monthly fee?
No. You only pay for each report you make.
Which currency do I pay in?
Prices are in pounds sterling (GBP). If your card is in another currency, your bank converts it.
Is a link good for more than one report?
Each paid link is for one report. You can still open it afterwards to see and send that report.
