DIY Inventory
How it works

From front door to finished report

Do it yourself, or let your tenant do it. DIY Inventory walks whoever is doing it through each check-in, inspection and check-out on their phone, one room at a time, and the report is ready the moment it’s signed.

1

Start for free

Open DIY Inventory on the phone you’ll take the photos with and start. There’s nothing to pay until your report is finished.

2

Tell it about the property

Enter the address, choose check-in or check-out, and say how many bedrooms and bathrooms there are and which other rooms to include (kitchen, living room, hallway, garden, utility, WC, or your own).

  • For a check-in, enter your move-in date. A check-in report has to be started within 7 days of moving in.
3

Photograph the outside first

The first photo is always the front of the property. It goes on the cover of your report.

4

Go room by room

Each room comes with a checklist of what to photograph: doors, walls, floors, windows, fittings and appliances. The in-app camera steps through the list for you.

  • Tap See example on any item to see what a good photo looks like.
  • Our AI suggests each item’s condition from its photo, with a short description and any marks it can see. Check it and change anything you disagree with.
  • Every room needs at least 8 photos. Mark anything that isn’t there as not applicable.
  • The date and time are burned into every photo the moment you take it.
5

Meters and keys

Photograph the gas, electric and water meters with their readings, and the keys you’ve been given.

6

Sign and finish

Sign on the screen and confirm the report is an honest record. Your PDF report is made straight away.

  • Pay £30 to download it, by card on our secure payment page. You come straight back to your report and it unlocks. Been given an access code? Type it in instead.
  • Once paid, it’s sent off automatically, and you can save it or share it from your phone.
7

Get it signed by the tenant

Send the tenant a secure sign-off link from the finished screen. They look through each room and its photos on their phone, comment on anything they don’t agree with, and sign. A signed page is added to the report, and nobody needs an app.

8

Inspections and the check-out

For the next visit, start from the last report. The rooms and checklists come with it, and each item shows how it was last time. Your new report includes what has changed, meter readings then and now, and photos side by side.

  • Each report, whether a check-in, inspection or check-out, is £30.

Tips for a great report

What you’ll need

  • Your phone, charged, with the camera allowed
  • About an hour for a typical flat
  • Daylight if you can, with the lights on
  • The keys and access to the meters

Taking good photos

  • Show the whole item first, then get close to any marks or damage
  • Hold the phone steady and keep it level
  • Open curtains and switch lights on in dark rooms
  • Photograph damage even if it’s small. If it’s not in the report, it’s hard to prove later
