Inventory and check-in reports in Leeds

Leeds is a large city with a fast-growing private rented sector, from apartment and build-to-rent blocks in the city centre to student shared houses in Headingley and Hyde Park and older back-to-back and through terraces in Harehills, Beeston, Holbeck and Armley. Leeds has more back-to-back houses than anywhere else in England, many of them privately let, and the inner east, south and west areas are now under selective licensing. The outer suburbs and towns such as Horsforth, Morley, Otley and Wetherby have stone cottages, interwar semis and modern estates.

What to check at a Leeds check-in

  • Back-to-back terraces in Harehills, Beeston and Armley: check for damp on the shared walls and in cellars, and photograph bins, outside toilets and yards where there are any.
  • Homes in the selective licensing areas: note the licence number and check the licence conditions on smoke alarms, gas safety and the number of occupiers.
  • Student shared houses in Headingley and Hyde Park: photograph each bedroom's lock and furniture, fire doors, alarms and the kitchen appliances.
  • City-centre apartments: note fob and key counts, lifts, bin and bike stores, and look for condensation around large windows.
  • Stone terraces on hillsides: look for damp on walls built into the slope, and photograph steps and retaining walls.
  • Homes near the Aire in Kirkstall and the city centre: look for signs of past flooding or damp in ground-floor rooms.

Questions

Inventories in Leeds: questions

How much does an inventory clerk cost in Leeds?

Clerks usually charge per visit, more for bigger or furnished homes, so a check-in and a check-out together often come to a few hundred pounds. With DIY Inventory each report is £30, whatever the size, and you can do it as soon as you have the keys.

What is the average rent in Leeds?

£1,148 a month (ONS, September 2026), up 4.5% on a year earlier. Rents vary a lot by street and type of home; the free property report shows sold prices, the EPC and more for any Leeds postcode.

Do landlords need a licence in Leeds?

Selective licensing: Selective licensing covers privately rented homes in parts of six wards (Burmantofts and Richmond Hill, Gipton and Harehills, Hunslet and Riverside, Beeston and Holbeck, Armley, and Farnley and Wortley) from 9 February 2026 to 8 February 2031, about 12,500 homes. Earlier schemes in Beeston and Harehills ended on 5 January 2025. Check an address on the council's map. Additional HMO licensing: No additional HMO licensing scheme is listed: mandatory licensing applies to HMOs with five or more people from two or more households. An Article 4 direction in the inner north-west (Headingley, Hyde Park and Woodhouse, Kirkstall, Weetwood) means converting a house to an HMO there needs planning permission. Check the council’s own page before letting, as schemes change.

Can I do my own check-in inventory in Leeds?

Yes. Landlords, agents and tenants can do it on a phone: a photo checklist for every room, the date and time stamped on every photo, every item’s condition, and both sides sign. The PDF is ready the moment it’s signed.

Will a DIY inventory stand up in a deposit dispute?

Deposit schemes (DPS, TDS, mydeposits) decide on the evidence, above all the condition at check-in compared with check-out. Dated photos of every room, signed by both sides, are exactly that evidence.
