- Count the keys and fobs, and test the smoke and carbon monoxide alarms.
- Note anything worn, marked or not working, and send it to the landlord or agent within a few days.
Things to look at in Wirral homes
- Homes in a selective licensing area of Birkenhead or Wallasey: check the licence is in place and photograph the smoke and carbon monoxide alarms its conditions require.
- Victorian terraces in Tranmere, Rock Ferry and Seacombe: photograph back yards, damp in rear kitchens, alleys and older windows.
- Large houses split into flats near Hamilton Square and the Wallasey promenade: note communal halls, fire doors, meters and the number of keys.
- Seafront homes in New Brighton, Hoylake and West Kirby: photograph window frames, render and metalwork for salt and wind damage.
- Listed cottages in Port Sunlight: record original doors, windows and fittings, which can't be changed without consent.
- Bungalows in Heswall and Greasby: photograph gardens, garages, driveways and any mobility adaptations.
Your deposit
Your landlord must protect your deposit in the DPS, TDS or mydeposits within 30 days and tell you which. At the end, deductions can only be for damage beyond fair wear and tear, cleaning back to the check-in standard, or rent owed. A dated check-in record is your best protection.
