Renting in North Yorkshire: check-in and getting your deposit back
What to check when you move in, how to protect your deposit, and where renters in North Yorkshire can get help.
Homes to rent in North Yorkshire
North Yorkshire is England's largest county by area, mixing spa and market towns, coastal resorts and remote Dales and Moors villages. Harrogate has many large Victorian stone villas converted into flats, while Scarborough and Whitby have converted guest houses, older terraces and a large number of holiday lets. Rural areas have stone cottages, farm lets and homes off the gas grid, and Catterick Garrison and Selby have large newer estates. Rents and prices vary widely between the expensive Harrogate district and the coast.

On moving-in day
- Before unpacking, photograph every room: a wide shot, then each item, with the date and time on every photo.
- Photograph the meters (gas, electricity, water) and write down the readings.
- Count the keys and fobs, and test the smoke and carbon monoxide alarms.
- Note anything worn, marked or not working, and send it to the landlord or agent within a few days.
Things to look at in North Yorkshire homes
- Converted guest houses and flats in Scarborough and Whitby: photograph communal hallways, fire doors, meter cupboards and the key count, and note if the flat is in a selective licensing area.
- Coastal homes on the cliffs: record salt marks and rust on window fittings, damp on exposed gable walls and the state of gutters.
- Stone cottages in the Dales and on the Moors: photograph stoves, chimneys, damp in thick walls, and any oil tank, LPG supply or septic tank with the fuel level.
- Harrogate's Victorian villa flats: photograph sash windows, high ceilings with any cracks, and shared gardens and bin stores.
- Rural lets with private water or drainage: note the water supply, any treatment unit and the septic tank's location and condition.
Your deposit
Your landlord must protect your deposit in the DPS, TDS or mydeposits within 30 days and tell you which. At the end, deductions can only be for damage beyond fair wear and tear, cleaning back to the check-in standard, or rent owed. A dated check-in record is your best protection.
