Inventory and check-in reports in Middlesbrough

Middlesbrough grew fast in the Victorian era, and dense terraced streets around the town centre in Newport, Gresham, Abingdon and North Ormesby still make up much of the private rented stock. About one in five households rent privately, with student lets near Teesside University and selective licensing in parts of Newport. The south of the town, around Acklam, Marton and Nunthorpe, is mainly owner-occupied suburban housing.

What to check at a Middlesbrough check-in

  • Victorian terraces in Newport and Gresham: photograph the back yard, alley gate, gutters and any damp on rear walls and in back kitchens.
  • Student houses near Teesside University: photograph each bedroom lock, fire doors, smoke alarms and the shared kitchen.
  • Homes in the selective licensing areas: photograph the licence and check it shows the right address and expiry date.
  • Older terraces with solid walls: record mould or condensation in bedrooms and bathrooms, and check extractor fans work.
  • Flats in the town centre and Middlehaven: note the shared entrance, intercom, fire doors and the number of keys and fobs.

Questions

Inventories in Middlesbrough: questions

How much does an inventory clerk cost in Middlesbrough?

Clerks usually charge per visit, more for bigger or furnished homes, so a check-in and a check-out together often come to a few hundred pounds. With DIY Inventory each report is £30, whatever the size, and you can do it as soon as you have the keys.

What is the average rent in Middlesbrough?

£709 a month (ONS, March 2026), up 8.4% on a year earlier. Rents vary a lot by street and type of home; the free property report shows sold prices, the EPC and more for any Middlesbrough postcode.

Do landlords need a licence in Middlesbrough?

Selective licensing: Selective licensing covers privately rented homes in two parts of Newport ward: Newport 2 until 2 July 2028 and Newport 1 until 22 July 2029. The North Ormesby scheme ended on 13 June 2026. Additional HMO licensing: No additional HMO licensing scheme: HMOs with five or more people from two or more households need the national mandatory licence. An Article 4 direction controls new small HMOs through planning in parts of the town. Fees: £998 for a selective licence in Newport 1 (as proposed when the scheme was approved in 2024) Check the council’s own page before letting, as schemes change.

Can I do my own check-in inventory in Middlesbrough?

Yes. Landlords, agents and tenants can do it on a phone: a photo checklist for every room, the date and time stamped on every photo, every item’s condition, and both sides sign. The PDF is ready the moment it’s signed.

Will a DIY inventory stand up in a deposit dispute?

Deposit schemes (DPS, TDS, mydeposits) decide on the evidence, above all the condition at check-in compared with check-out. Dated photos of every room, signed by both sides, are exactly that evidence.
