Inventory and check-in reports in Lambeth

Lambeth stretches from the South Bank down to Streatham and West Norwood. Much of its private rented housing is Victorian and Edwardian terraces converted into flats, plus mansion blocks in Clapham, Brixton and Streatham, while large council estates make up a big part of the stock and only about a third of households own their home. A study for the council estimated private renting at about a third of homes in 2022, rising to over half in Vauxhall, where riverside towers have been built in recent years.

What to check at a Lambeth check-in

  • Flats in converted Victorian houses: photograph shared hallways, fire doors, sash windows and any cracks above doorways.
  • Mansion blocks in Streatham and Clapham: note communal door keys, post box keys and lift access, and photograph radiators and old timber floors.
  • New-build towers in Vauxhall: record fobs, parking and concierge arrangements, and photograph balconies, extractor fans and the heating interface unit.
  • Ex-council flats on estates: photograph the entry system, meter cupboard and any communal heating controls.
  • Basement and garden flats: photograph walls at floor level, window wells and outside drains for damp or blockages.

Questions

Inventories in Lambeth: questions

How much does an inventory clerk cost in Lambeth?

Clerks usually charge per visit, more for bigger or furnished homes, so a check-in and a check-out together often come to a few hundred pounds. With DIY Inventory each report is £30, whatever the size, and you can do it as soon as you have the keys.

What is the average rent in Lambeth?

£2,525 a month (ONS, August 2026), up 3.7% on a year earlier. Rents vary a lot by street and type of home; the free property report shows sold prices, the EPC and more for any Lambeth postcode.

Do landlords need a licence in Lambeth?

Selective licensing: Selective licensing covers every ward except Vauxhall and Waterloo & South Bank (phase 1 in Knight’s Hill, Streatham Hill East, Streatham Common & Vale and Streatham St Leonards from 2 September 2024, phase 2 in the other wards from 1 September 2025), for privately rented homes that do not need an HMO licence. Additional HMO licensing: Additional HMO licensing covers the whole borough for HMOs let to three or more people forming two or more households (larger ones need a mandatory licence), from 9 December 2021 until 8 December 2026; no renewal had been announced at October 2026. Fees: A selective licence costs £923 for five years: £650 (Part A) on application and £273 (Part B) once the draft licence is issued, with £75 off Part B for accredited landlords and £50 off for an EPC rating of C or better. Check the council’s own page before letting, as schemes change.

Can I do my own check-in inventory in Lambeth?

Yes. Landlords, agents and tenants can do it on a phone: a photo checklist for every room, the date and time stamped on every photo, every item’s condition, and both sides sign. The PDF is ready the moment it’s signed.

Will a DIY inventory stand up in a deposit dispute?

Deposit schemes (DPS, TDS, mydeposits) decide on the evidence, above all the condition at check-in compared with check-out. Dated photos of every room, signed by both sides, are exactly that evidence.
