Inventory and check-in reports in Southwark

Southwark has one of the largest stocks of council and social housing in England (39.7% of households rented socially in 2021), but private renting is growing fast, from 23.7% to 28.7% of households between 2011 and 2021. Many leaseholders on council estates let their flats privately, and Victorian terraces in Peckham, Camberwell and East Dulwich are often split into flats. The north of the borough has converted warehouses and many new-build towers, with major regeneration at Elephant and Castle, the Aylesbury estate and Canada Water.

What to check at a Southwark check-in

  • Ex-council flats on estates: photograph the front door, entry phone, communal landing and bin chute or store, and record every fob and key.
  • Victorian terrace conversions in Peckham, Camberwell and East Dulwich: photograph sash windows, shared hallways and the meter cupboard, and note which meters belong to the flat.
  • Warehouse conversions in Bermondsey and Shad Thames: photograph exposed brick, timber floors and large metal-framed windows, where marks and condensation show.
  • New-build towers at Elephant and Castle and Canada Water: photograph integrated appliances, extractor and ventilation units, and balcony doors and decking.
  • In older terraces, photograph any damp or mould on bathroom ceilings and behind furniture, as these are common in converted flats.
  • Note bike store access, parking permits and concierge or parcel room arrangements in managed blocks.

Questions

Inventories in Southwark: questions

How much does an inventory clerk cost in Southwark?

Clerks usually charge per visit, more for bigger or furnished homes, so a check-in and a check-out together often come to a few hundred pounds. With DIY Inventory each report is £30, whatever the size, and you can do it as soon as you have the keys.

What is the average rent in Southwark?

£2,516 a month (ONS, September 2026), up 7.3% on a year earlier. Rents vary a lot by street and type of home; the free property report shows sold prices, the EPC and more for any Southwark postcode.

Do landlords need a licence in Southwark?

Selective licensing: Selective licensing covers 19 wards in four designations for homes let to one household: designations 1 and 2 (Newington, Champion Hill, Faraday, St Giles and Goose Green) from 1 March 2022 until 28 February 2027, and designations 3 and 4 (including Peckham, Old Kent Road, North Walworth, Nunhead & Queens Road, Rotherhithe, Rye Lane and Camberwell Green) from 1 November 2023 until 31 October 2028. Additional HMO licensing: Additional licensing covers the whole borough for smaller HMOs not covered by mandatory licensing, from 1 March 2022 until 28 February 2027. Fees: Selective licence £945 (Part A £661.50, Part B £283.50); additional HMO licence £1,433 from 1 April 2026 (Part A £1,017.50, Part B £415.50). Paper applications cost £179.70 more. Check the council’s own page before letting, as schemes change.

Can I do my own check-in inventory in Southwark?

Yes. Landlords, agents and tenants can do it on a phone: a photo checklist for every room, the date and time stamped on every photo, every item’s condition, and both sides sign. The PDF is ready the moment it’s signed.

Will a DIY inventory stand up in a deposit dispute?

Deposit schemes (DPS, TDS, mydeposits) decide on the evidence, above all the condition at check-in compared with check-out. Dated photos of every room, signed by both sides, are exactly that evidence.
