Central Croydon has many new towers and offices converted into flats, while the south of the borough is leafy suburbs of interwar and post-war houses. About a quarter of households rent privately, and from September 2026 the council licenses private lets in 14 wards and all smaller HMOs.

What to check at a Croydon check-in

  • In flats converted from offices in central Croydon, photograph window openings and restrictors, ventilation grilles and any signs of overheating or condensation in small rooms.
  • In new-build towers, record fob, lift, bike store and post box key counts, and photograph the fire door, its closer and the heat interface unit.
  • In Victorian terraces split into flats in Thornton Heath and Norbury, photograph the shared entrance and meter cupboards, and note which meters belong to the flat.
  • Check sash and older timber windows in period conversions for rot, broken cords and draughts.
  • In suburban houses in Purley and Coulsdon, photograph gardens, fences, garages and driveways, and note who maintains them.

Questions

Inventories in Croydon: questions

How much does an inventory clerk cost in Croydon?

Clerks usually charge per visit, more for bigger or furnished homes, so a check-in and a check-out together often come to a few hundred pounds. With DIY Inventory each report is £30, whatever the size, and you can do it as soon as you have the keys.

What is the average rent in Croydon?

£1,586 a month (ONS, September 2026), up 3.4% on a year earlier. Rents vary a lot by street and type of home; the free property report shows sold prices, the EPC and more for any Croydon postcode.

Do landlords need a licence in Croydon?

Selective licensing: A new selective licensing scheme came into force on 25 September 2026 for five years, covering 14 of the 28 wards: Addiscombe East, Addiscombe West, Bensham Manor, Broad Green, Fairfield, Norbury & Pollards Hill, Norbury Park, Selhurst, South Croydon, South Norwood, Thornton Heath, Waddon, West Thornton and Woodside. (One earlier council notice gave 1 September 2026; the council's landlord pages use 25 September.) Additional HMO licensing: A new borough-wide additional HMO licensing scheme for HMOs with three or four people in two or more households came into force on 25 September 2026, for five years. Fees: £800 for a five-year selective licence (£480 on application + £320 before issue), with discounts for accredited landlords and EPC B or above (Croydon fee page, 2026). Check the council’s own page before letting, as schemes change.

Can I do my own check-in inventory in Croydon?

Yes. Landlords, agents and tenants can do it on a phone: a photo checklist for every room, the date and time stamped on every photo, every item’s condition, and both sides sign. The PDF is ready the moment it’s signed.

Will a DIY inventory stand up in a deposit dispute?

Deposit schemes (DPS, TDS, mydeposits) decide on the evidence, above all the condition at check-in compared with check-out. Dated photos of every room, signed by both sides, are exactly that evidence.
