Inventory and check-in reports in High Peak

High Peak covers the north-west of Derbyshire, much of it within the Peak District National Park, with Buxton in the south and Glossop and the former mill towns in the north. Most homes are built of local gritstone or limestone: Victorian terraces in the mill towns, Georgian and Victorian villas in Buxton, many converted into flats, and cottages and farmhouses in the villages. Winters are harsh at this height, and holiday lets are common in the Hope Valley. Private renting grew between 2011 and 2021 but stays below the regional average.

What to check at a High Peak check-in

  • Gritstone terraces in Glossop, New Mills and Hadfield: look for damp on thick stone walls, especially at the back where houses are built into the hillside.
  • Hillside homes on steep streets: photograph steps, sloping paths, retaining walls and any cracking.
  • Victorian villas in Buxton split into flats: photograph each flat's door, meters, fire doors and alarms, and the shared hallway and stairs.
  • Homes at height in a cold climate: record the boiler, radiators, loft insulation and any frost damage to outside pipes, gutters or pointing.
  • Homes near the Goyt and in Whaley Bridge: look for signs of past flooding or damp in ground-floor rooms.
  • Rural cottages and farmhouses: photograph the oil or LPG tank, any septic tank or private water supply, and wood burners and chimneys.

Do it yourself in High Peak

Questions

Inventories in High Peak: questions

How much does an inventory clerk cost in High Peak?

Clerks usually charge per visit, more for bigger or furnished homes, so a check-in and a check-out together often come to a few hundred pounds. With DIY Inventory each report is £30, whatever the size, and you can do it as soon as you have the keys.

What is the average rent in High Peak?

£881 a month (ONS, November 2025), up 0.6% on a year earlier. Rents vary a lot by street and type of home; the free property report shows sold prices, the EPC and more for any High Peak postcode.

Do landlords need a licence in High Peak?

Selective licensing: No selective licensing scheme: the council's housing policy (2022 to 2027) says any proposed scheme would be published and consulted on first. Additional HMO licensing: No additional HMO licensing scheme: only national mandatory licensing applies, for HMOs with five or more people from two or more households. Fees: £450 for a five-year HMO licence, £350 to renew, as listed on the council's HMO page Check the council’s own page before letting, as schemes change.

Can I do my own check-in inventory in High Peak?

Yes. Landlords, agents and tenants can do it on a phone: a photo checklist for every room, the date and time stamped on every photo, every item’s condition, and both sides sign. The PDF is ready the moment it’s signed.

Will a DIY inventory stand up in a deposit dispute?

Deposit schemes (DPS, TDS, mydeposits) decide on the evidence, above all the condition at check-in compared with check-out. Dated photos of every room, signed by both sides, are exactly that evidence.
