Inventory and check-in reports in Cheshire East

Cheshire East is a largely owner-occupied area of market towns and countryside, with private renting concentrated in Crewe and Macclesfield. Crewe has many Victorian terraces near the station and town centre, some converted to HMOs, which is why the council has used Article 4 directions there. The north of the borough (Wilmslow, Alderley Edge, Knutsford, Poynton) has high-value detached homes and apartments, while rural parishes have farm cottages and converted barns. Large new-build estates have been added around Crewe, Sandbach, Congleton and Middlewich.

What to check at a Cheshire East check-in

  • Victorian terraces in Crewe: photograph the back yard, outbuildings and the condition of any rear extension roof.
  • HMO lets near Crewe town centre: record each room's lock, fire door closers, smoke alarms and the shared kitchen appliances separately.
  • Older stone and brick terraces in Macclesfield: check for damp on chimney breasts and party walls and photograph any mould around windows.
  • Rural cottages and barn conversions: note oil tank or LPG gauge readings, septic tank access and the state of wood burners.
  • New-build estates around Sandbach and Middlewich: photograph snagging items still open, and note any estate management or parking permits.
  • Higher-value homes around Wilmslow and Knutsford: record gardens, gates, alarm codes and fitted appliances in detail.

Questions

Inventories in Cheshire East: questions

How much does an inventory clerk cost in Cheshire East?

Clerks usually charge per visit, more for bigger or furnished homes, so a check-in and a check-out together often come to a few hundred pounds. With DIY Inventory each report is £30, whatever the size, and you can do it as soon as you have the keys.

What is the average rent in Cheshire East?

£992 a month (ONS, September 2026), up 7.2% on a year earlier. Rents vary a lot by street and type of home; the free property report shows sold prices, the EPC and more for any Cheshire East postcode.

Do landlords need a licence in Cheshire East?

Selective licensing: No selective licensing scheme. The council looked at a targeted scheme around Nantwich Road in Crewe, but in March 2024 decided to wait for the Renters' Rights reforms and the national landlord database instead of going ahead. Additional HMO licensing: No additional HMO licensing: only mandatory licensing of HMOs with five or more people from two or more households. Article 4 directions in three Crewe wards mean new small HMOs there need planning permission. Check the council’s own page before letting, as schemes change.

Can I do my own check-in inventory in Cheshire East?

Yes. Landlords, agents and tenants can do it on a phone: a photo checklist for every room, the date and time stamped on every photo, every item’s condition, and both sides sign. The PDF is ready the moment it’s signed.

Will a DIY inventory stand up in a deposit dispute?

Deposit schemes (DPS, TDS, mydeposits) decide on the evidence, above all the condition at check-in compared with check-out. Dated photos of every room, signed by both sides, are exactly that evidence.
