Inventory and check-in reports in Windsor and Maidenhead

Windsor and Maidenhead is one of the most expensive areas in the South East, from Ascot's large detached houses to Thames-side villages such as Cookham and Bray. Private renting grew quickly between 2011 and 2021, helped by commuters to London and Heathrow, and by new apartment blocks in Maidenhead town centre near the Elizabeth line. Windsor has many period terraces split into flats. Much of the riverside, including Datchet, Wraysbury and parts of Eton, lies in the Thames floodplain.

What to check at a Windsor and Maidenhead check-in

  • Riverside homes in Datchet, Wraysbury, Eton and Cookham: photograph flood defences, airbricks, any watermarks and the condition of ground floors.
  • New apartment blocks in Maidenhead town centre: record fobs, parking and bike store access, entry phones and the condition of shared areas.
  • Period terraces split into flats in Windsor: photograph sash windows, communal halls and fire doors, and note meter locations.
  • Large homes in Ascot and Sunningdale: photograph gardens, gates, alarms, outbuildings and any pool or tennis court in the tenancy.
  • Homes under the Heathrow flight path: check window seals and any secondary glazing or noise insulation.
  • Listed homes near Windsor Castle and in Eton: record original features carefully, as repairs need consent.

Questions

Inventories in Windsor and Maidenhead: questions

How much does an inventory clerk cost in Windsor and Maidenhead?

Clerks usually charge per visit, more for bigger or furnished homes, so a check-in and a check-out together often come to a few hundred pounds. With DIY Inventory each report is £30, whatever the size, and you can do it as soon as you have the keys.

What is the average rent in Windsor and Maidenhead?

£1,801 a month (ONS, September 2026), about the same as a year earlier. Rents vary a lot by street and type of home; the free property report shows sold prices, the EPC and more for any Windsor and Maidenhead postcode.

Do landlords need a licence in Windsor and Maidenhead?

Selective licensing: No selective licensing scheme. Additional HMO licensing: No additional HMO licensing scheme; only national mandatory HMO licensing applies (five or more occupiers from two or more households sharing facilities). Fees: £920.70 for a new HMO licence on a first property, £847 for later properties (council fees from April 2023) Check the council’s own page before letting, as schemes change.

Can I do my own check-in inventory in Windsor and Maidenhead?

Yes. Landlords, agents and tenants can do it on a phone: a photo checklist for every room, the date and time stamped on every photo, every item’s condition, and both sides sign. The PDF is ready the moment it’s signed.

Will a DIY inventory stand up in a deposit dispute?

Deposit schemes (DPS, TDS, mydeposits) decide on the evidence, above all the condition at check-in compared with check-out. Dated photos of every room, signed by both sides, are exactly that evidence.
