Inventory and check-in reports in Southend-on-Sea

Southend-on-Sea is a seaside city at the mouth of the Thames, and more than a quarter of households rented privately in 2021. The central wards have many Victorian and Edwardian houses split into flats and flats over shops, which is where selective licensing applies. Leigh-on-Sea, Chalkwell and Thorpe Bay have larger Edwardian and inter-war homes, and the outer areas are mostly post-war bungalows and semis. It is a commuter town for London on two railway lines.

What to check at a Southend-on-Sea check-in

  • Victorian and Edwardian houses split into flats in Westcliff and Victoria: note which rooms, gardens and storage belong to the flat, and photograph the communal hall, meters and fire doors.
  • Seafront homes: check window frames, balconies, outside paint and metal fittings for salt and wind damage.
  • Flats over shops in the town centre: photograph the street door, stairs, smoke alarms and the escape route.
  • Homes in the selective licensing areas: check the licence and note its number in the report, and watch for the change when the scheme is renewed.
  • Bungalows in Eastwood and Southchurch: record gardens, fences, garages and driveways, which tenants are often expected to keep up.

Questions

Inventories in Southend-on-Sea: questions

How much does an inventory clerk cost in Southend-on-Sea?

Clerks usually charge per visit, more for bigger or furnished homes, so a check-in and a check-out together often come to a few hundred pounds. With DIY Inventory each report is £30, whatever the size, and you can do it as soon as you have the keys.

What is the average rent in Southend-on-Sea?

£1,278 a month (ONS, March 2026), up 5.6% on a year earlier. Rents vary a lot by street and type of home; the free property report shows sold prices, the EPC and more for any Southend-on-Sea postcode.

Do landlords need a licence in Southend-on-Sea?

Selective licensing: Selective licensing covers designated neighbourhoods in Milton, Kursaal, Victoria and Chalkwell wards from 1 December 2021 until 30 November 2026. The council is consulting (until 31 December 2026) on a renewed and larger scheme, possibly from 1 April 2027, so there will be a gap after the current scheme ends. Additional HMO licensing: No additional HMO licensing scheme; the council says it is exploring whether one could help. HMOs with five or more people from two or more households need a mandatory licence. Check the council’s own page before letting, as schemes change.

Can I do my own check-in inventory in Southend-on-Sea?

Yes. Landlords, agents and tenants can do it on a phone: a photo checklist for every room, the date and time stamped on every photo, every item’s condition, and both sides sign. The PDF is ready the moment it’s signed.

Will a DIY inventory stand up in a deposit dispute?

Deposit schemes (DPS, TDS, mydeposits) decide on the evidence, above all the condition at check-in compared with check-out. Dated photos of every room, signed by both sides, are exactly that evidence.
