- EICR: at least every 5 years, by a qualified electrician.

Deposits and the inventory
Protect the deposit in the DPS, TDS or mydeposits within 30 days. At the end, the scheme decides any dispute on the evidence, above all the check-in compared with the check-out, so the inventory is what protects you.
What to record in South Staffordshire homes
- Post-war semis and bungalows in Codsall, Perton and Wombourne: photograph gardens, fences, garages and driveways, which tenants are often expected to keep up.
- Former mining villages such as Cheslyn Hay and Great Wyrley: record any cracks in walls or ceilings and doors that stick, which may come from old ground movement.
- Period cottages in Brewood and Kinver: photograph damp on solid walls, beams, chimney breasts and any wood burner.
- Canal-side homes along the Shropshire Union and Staffordshire and Worcestershire canals: check for damp, condensation and mould in ground-floor rooms.
- Rural homes off the gas grid: record the oil tank and gauge level or LPG tank, and any septic tank or treatment plant cover.
