Renting in Sheffield: check-in and getting your deposit back

What to check when you move in, how to protect your deposit, and where renters in Sheffield can get help.

Homes to rent in Sheffield

Sheffield is a hilly city of Victorian stone and brick terraces, large Victorian villas in the south-west, and big post-war council estates. Two universities mean a large student rental market, in shared houses around Broomhill, Crookes and Walkley and in purpose-built blocks in the city centre. The city still has a large council housing stock, though the private rented share grew between 2011 and 2021. There is no selective or additional licensing at present, only mandatory HMO licensing.

On moving-in day

  1. Before unpacking, photograph every room: a wide shot, then each item, with the date and time on every photo.
  2. Photograph the meters (gas, electricity, water) and write down the readings.
  3. Count the keys and fobs, and test the smoke and carbon monoxide alarms.
  4. Note anything worn, marked or not working, and send it to the landlord or agent within a few days.

Things to look at in Sheffield homes

  • Student shared houses in Broomhill, Crookes and Walkley: photograph each bedroom door lock, fire doors, smoke alarms and the shared kitchen, room by room.
  • Stone terraces on steep streets: record cellars, rear yards, steps, retaining walls and any damp on walls built into the hillside.
  • Victorian villas split into flats in Broomhall and Nether Edge: note which rooms, gardens and storage belong to the flat, and photograph the communal hall and meters.
  • Flats over shops on Abbeydale, London and Ecclesall Roads: photograph the fire escape route, smoke alarms and the street door.
  • Apartments in the city centre and Kelham Island: note fob, key and parking counts, the post box and bin store, and any marks on exposed brick or concrete.
  • Homes in Stocksbridge and the edge of the Peak District: check for damp, frost damage to outside pipes and the condition of gutters after winter.

Your deposit

Your landlord must protect your deposit in the DPS, TDS or mydeposits within 30 days and tell you which. At the end, deductions can only be for damage beyond fair wear and tear, cleaning back to the check-in standard, or rent owed. A dated check-in record is your best protection.

Questions

Renting in Sheffield: questions

What should I check when I move into a rented home in Sheffield?

Photograph every room and item before you unpack, with the date on each photo: walls, floors, windows, appliances, meters and keys. Note anything worn or damaged and get the landlord or agent to agree it in writing.

How do I get my deposit back?

Leave the home as you found it, allowing for fair wear and tear, and compare it with the check-in record. If you disagree with deductions, the deposit scheme’s free dispute service decides on the evidence.

Where can renters in Sheffield get help?

Tenants with disrepair, damp or safety problems can contact Sheffield City Council's private housing standards team, which inspects privately rented homes and enforces HMO licensing.

Can a tenant do the check-in inventory?

Yes. With DIY Inventory a tenant can do it on their phone and send the landlord a link to check and sign it, so both sides have the same dated record.
