Homes to rent in King's Lynn and West Norfolk
King's Lynn and West Norfolk is a large rural borough stretching from the Wash and the north Norfolk coast to the Fens. King's Lynn has a historic port centre of Georgian and older buildings and Victorian terraces, and large estates at North Lynn and Fairstead built for London overspill, while Hunstanton and the coastal villages have many bungalows, carrstone and flint cottages and holiday homes. Much of the south and west is low-lying fenland. Private renting grew faster than the regional average between 2011 and 2021, partly with seasonal and food-processing work.
Average rent: £941 a month (ONS, August 2026), up 3.8% on a year earlier. Source
On moving-in day
- Before unpacking, photograph every room: a wide shot, then each item, with the date and time on every photo.
- Photograph the meters (gas, electricity, water) and write down the readings.
- Count the keys and fobs, and test the smoke and carbon monoxide alarms.
- Note anything worn, marked or not working, and send it to the landlord or agent within a few days.
Things to look at in King's Lynn and West Norfolk homes
- Fenland homes in the Marshland villages and near the Ouse: look for signs of past flooding, damp in ground-floor rooms and cracks from shrinking soils.
- Coastal homes in Hunstanton and Heacham: look for salt corrosion on window frames and outside metalwork, and damp on exposed walls.
- Carrstone and flint cottages: record damp patches on thick walls, chimneys, open fires and any oil tank or septic tank.
- Victorian terraces in South Lynn and the town centre: check for damp at the base of walls and in rear kitchens, and photograph yards and rear access.
- Shared homes let to seasonal workers: photograph each room's lock and furniture, fire doors and alarms, and note the HMO licence where five or more people share.
