Inventory and check-in reports in Isles of Scilly

The Isles of Scilly have the highest share of private renting outside London, at more than a third of households in 2021, much of it let by the Duchy of Cornwall, which owns most of the land. Homes are mostly granite cottages, terraces and farmhouses, and a large part of the housing is used for holiday lets or staff accommodation for the tourism season, which makes year-round homes scarce. Shared staff housing often needs an HMO licence.

What to check at a Isles of Scilly check-in

  • Granite cottages exposed to Atlantic weather: look for damp on thick walls, salt corrosion on window frames and door furniture, and storm damage to roofs.
  • Shared staff accommodation: photograph each room's lock and furniture, fire doors, alarms and the kitchen, and note the HMO licence if there is one.
  • Homes off the mains gas network: photograph the heating system, oil or LPG tank and gauge, and any private water supply or septic tank.
  • Furnished seasonal lets: list and photograph every item of furniture and kitchen equipment, as replacements are hard to get on the islands.
  • Low-lying homes in Hugh Town: look for signs of past flooding from storm surges in ground-floor rooms.

Questions

Inventories in Isles of Scilly: questions

How much does an inventory clerk cost in Isles of Scilly?

Clerks usually charge per visit, more for bigger or furnished homes, so a check-in and a check-out together often come to a few hundred pounds. With DIY Inventory each report is £30, whatever the size, and you can do it as soon as you have the keys.

Do landlords need a licence in Isles of Scilly?

Selective licensing: No selective licensing scheme. Additional HMO licensing: No additional HMO licensing scheme: national mandatory licensing applies, for homes let to five or more people from two or more households sharing facilities, which on Scilly often includes staff accommodation. The council keeps a public register of licensed HMOs. Check the council’s own page before letting, as schemes change.

Can I do my own check-in inventory in Isles of Scilly?

Yes. Landlords, agents and tenants can do it on a phone: a photo checklist for every room, the date and time stamped on every photo, every item’s condition, and both sides sign. The PDF is ready the moment it’s signed.

Will a DIY inventory stand up in a deposit dispute?

Deposit schemes (DPS, TDS, mydeposits) decide on the evidence, above all the condition at check-in compared with check-out. Dated photos of every room, signed by both sides, are exactly that evidence.
