Inventory and check-in reports in Cornwall
Cornwall's housing ranges from granite and slate cottages in fishing villages to Victorian mining-town terraces and large post-war and modern estates around Truro, St Austell, Bodmin and Camborne. Holiday lets and second homes are a big part of the market in coastal towns such as St Ives, Padstow and Newquay, which squeezes long-term private renting. Falmouth and Penryn have many student lets for Falmouth University. Many rural homes are off the gas grid, with oil, LPG or electric heating, and solid-walled stone houses are prone to damp.

What to check at a Cornwall check-in
- Granite and stone cottages: photograph solid walls and window reveals for damp and mould, and the condition of slate roofs visible from outside.
- Off-grid homes: record the oil tank or LPG gauge reading, the boiler, any septic tank or private water supply, and wood burner condition.
- Coastal properties: look for salt corrosion on window frames, door furniture, gates and outdoor lights, and wind damage to fences.
- Student lets in Falmouth and Penryn: photograph each bedroom's lock and furniture and the shared kitchen and bathroom separately.
- Former mining areas around Camborne and Redruth: note any cracks in walls so ground movement can be compared later.
- Homes switched from holiday let to long-term let: list furniture, linen and kitchen items carefully, as inventories often change.
Do it yourself in Cornwall
- No clerk to book: do it whenever you have the keys, before the tenant moves in or with them there.
- £30 a report instead of a clerk’s fee for every check-in, inspection and check-out.
- The check-out starts from the check-in and shows what has changed, photos side by side.

Inventories in Cornwall: questions
How much does an inventory clerk cost in Cornwall?
Clerks usually charge per visit, more for bigger or furnished homes, so a check-in and a check-out together often come to a few hundred pounds. With DIY Inventory each report is £30, whatever the size, and you can do it as soon as you have the keys.
What is the average rent in Cornwall?
£995 a month (ONS, September 2026), about the same as a year earlier. Rents vary a lot by street and type of home; the free property report shows sold prices, the EPC and more for any Cornwall postcode.
Do landlords need a licence in Cornwall?
Selective licensing: No selective licensing scheme. Additional HMO licensing: No additional HMO licensing scheme: only mandatory licensing, for HMOs with five or more people from two or more households. The council consulted in 2026 on raising the mandatory HMO licence fees. Fees: About £1,481 for a new mandatory HMO licence and £1,101 to renew (2026), with higher fees proposed Check the council’s own page before letting, as schemes change.
Can I do my own check-in inventory in Cornwall?
Yes. Landlords, agents and tenants can do it on a phone: a photo checklist for every room, the date and time stamped on every photo, every item’s condition, and both sides sign. The PDF is ready the moment it’s signed.
Will a DIY inventory stand up in a deposit dispute?
Deposit schemes (DPS, TDS, mydeposits) decide on the evidence, above all the condition at check-in compared with check-out. Dated photos of every room, signed by both sides, are exactly that evidence.
