Renting in Gedling: check-in and getting your deposit back

What to check when you move in, how to protect your deposit, and where renters in Gedling can get help.

Homes to rent in Gedling

Gedling is a mostly suburban borough on the north-east side of Nottingham, made up of the built-up areas of Arnold, Carlton, Netherfield and Mapperley and a ring of villages. The housing is largely interwar and post-war semi-detached houses, with Victorian terraces near the older centres and large new estates on former colliery and railway land, such as at Gedling Colliery. Private renting is mainly family houses and terraced homes let to people working in and around Nottingham.

On moving-in day

  1. Before unpacking, photograph every room: a wide shot, then each item, with the date and time on every photo.
  2. Photograph the meters (gas, electricity, water) and write down the readings.
  3. Count the keys and fobs, and test the smoke and carbon monoxide alarms.
  4. Note anything worn, marked or not working, and send it to the landlord or agent within a few days.

Things to look at in Gedling homes

  • Victorian terraces in Netherfield and Carlton: check for damp at the base of walls and in rear kitchens, and photograph yards and shared rear passages.
  • Hillside homes in Mapperley and Carlton: photograph steps, sloping drives and retaining walls, and note any cracking.
  • Interwar semis in Arnold and Woodthorpe: record original features, replacement windows, garages and gardens.
  • New-build homes on the former colliery site at Gedling: note any snagging still outstanding, plus meter readings and parking allocations.
  • Homes near the Trent in Colwick and Burton Joyce: look for signs of past flooding or damp in ground-floor rooms.
  • Former mining homes in Calverton: check for cracks that could come from ground movement and photograph the boiler and heating.

Your deposit

Your landlord must protect your deposit in the DPS, TDS or mydeposits within 30 days and tell you which. At the end, deductions can only be for damage beyond fair wear and tear, cleaning back to the check-in standard, or rent owed. A dated check-in record is your best protection.

Help from the council
