Renting in Chelmsford: check-in and getting your deposit back

What to check when you move in, how to protect your deposit, and where renters in Chelmsford can get help.

Homes to rent in Chelmsford

Chelmsford is a commuter city with a strong rental market for flats near the station, where many modern apartment blocks have been built. Older terraces in Moulsham and the centre are popular with renters and sharers, and Anglia Ruskin University adds student lets. Large new neighbourhoods are being built at Beaulieu and Channels to the north-east. Around the city are villages such as Writtle, Danbury and Great Baddow, and the planned town of South Woodham Ferrers.

Average rent: £1,442 a month (ONS Price Index of Private Rents, May 2026 edition), up 7.3% on a year earlier. Source

On moving-in day

  1. Before unpacking, photograph every room: a wide shot, then each item, with the date and time on every photo.
  2. Photograph the meters (gas, electricity, water) and write down the readings.
  3. Count the keys and fobs, and test the smoke and carbon monoxide alarms.
  4. Note anything worn, marked or not working, and send it to the landlord or agent within a few days.

Things to look at in Chelmsford homes

  • Apartment blocks near the station and river: record fob and key counts, parking permits, bike and bin store access and the post box.
  • Victorian terraces in Moulsham: photograph sash or replacement windows, chimney breasts, rear extensions and any damp.
  • New-build homes at Beaulieu and Channels: note snagging marks, sealant around baths and showers, and new garden fences and turf.
  • Shared houses near Anglia Ruskin University: photograph each bedroom's lock, the fire doors, smoke alarms and the shared kitchen separately.
  • Homes near the Rivers Chelmer and Can: photograph ground floors and gardens for signs of damp or past flooding.

Your deposit

Your landlord must protect your deposit in the DPS, TDS or mydeposits within 30 days and tell you which. At the end, deductions can only be for damage beyond fair wear and tear, cleaning back to the check-in standard, or rent owed. A dated check-in record is your best protection.

Questions

Renting in Chelmsford: questions

What should I check when I move into a rented home in Chelmsford?

Photograph every room and item before you unpack, with the date on each photo: walls, floors, windows, appliances, meters and keys. Note anything worn or damaged and get the landlord or agent to agree it in writing.

How do I get my deposit back?

Leave the home as you found it, allowing for fair wear and tear, and compare it with the check-in record. If you disagree with deductions, the deposit scheme’s free dispute service decides on the evidence.
