Renting in Bolton: check-in and getting your deposit back

What to check when you move in, how to protect your deposit, and where renters in Bolton can get help.

Homes to rent in Bolton

Bolton's housing is dominated by Victorian brick terraces built for the cotton mills, especially in the inner areas around Deane, Daubhill and Great Lever, where private renting is common. The University of Bolton brings some student lets close to the town centre. Farnworth, Kearsley and Little Lever have similar terraced streets and post-war estates, while Horwich and Westhoughton have grown with large new-build estates. The north of the borough, around Turton, is mostly owner-occupied with stone villages on the moors.

  3. Count the keys and fobs, and test the smoke and carbon monoxide alarms.
  4. Note anything worn, marked or not working, and send it to the landlord or agent within a few days.

Things to look at in Bolton homes

  • Victorian terraces in Deane, Daubhill and Great Lever: photograph damp at the base of walls, cellar heads and mould in back bedrooms and bathrooms.
  • Back yards and ginnels behind terraced rows: record the yard gate, walls and where the bins are kept.
  • Student lets near the University of Bolton: photograph each bedroom lock, fire doors and alarms, and the shared kitchen separately.
  • Mill conversions and town-centre flats: note fob and key counts, the intercom and any parking space or bike store.
  • New-build estates in Horwich and Westhoughton: record snagging marks, sealant and new gardens and fences.
  • Stone cottages in the Turton moorland villages: photograph stoves, any oil or LPG supply and exposed walls and windows.

Your deposit

Your landlord must protect your deposit in the DPS, TDS or mydeposits within 30 days and tell you which. At the end, deductions can only be for damage beyond fair wear and tear, cleaning back to the check-in standard, or rent owed. A dated check-in record is your best protection.
