Safety certificates
- Gas Safety (CP12): every 12 months, by a Gas Safe registered engineer.
- EICR: at least every 5 years, by a qualified electrician.

Deposits and the inventory
Protect the deposit in the DPS, TDS or mydeposits within 30 days. At the end, the scheme decides any dispute on the evidence, above all the check-in compared with the check-out, so the inventory is what protects you.
What to record in West Northamptonshire homes
- Victorian terraces in Abington, Semilong and St James: photograph damp in back kitchens, rear yards and sash or replacement windows.

- Converted flats in Northampton: note communal hallway condition, fire alarms, meters and the number of keys and fobs.
- New-town estates in the Eastern District: photograph communal footpaths, garages in blocks and any flat roofs.
- New-build homes in Towcester, Brackley and Grange Park: check sealant, flooring and snagging marks, and who maintains shared land.
- Ironstone and limestone village cottages: photograph timber windows, damp in solid walls and any oil tank.
