Inventory and check-in reports in South Tyneside

South Tyneside covers South Shields, Jarrow, Hebburn and the Boldons on the south bank of the Tyne. Much of the housing is Victorian terraces and Tyneside flats (pairs of upper and lower flats in what looks like a terraced house), with big inter-war and post-war council estates. Social renting is very high, at almost three in ten households, and private renting is the lowest in the North East, concentrated in the older streets of South Shields. Prices are among the lowest in England.

What to check at a South Tyneside check-in

  • Tyneside flats: note which yard, bins and meters belong to the upper or lower flat, and photograph the shared or separate front doors and stairs.
  • Seafront homes in South Shields and Whitburn: check window frames, outside paint and metal fittings for salt and wind damage, and photograph any damp on exposed walls.
  • Victorian terraces near Beach Road and Westoe: record the back yard, rear lane gate, gutters, chimneys and any damp in rear rooms.
  • Former council houses in Jarrow, Hebburn and Harton: photograph the boiler, fencing, sheds and gardens, and note any non-standard construction.
  • Older terraces near the river: check for condensation and mould in bathrooms and bedrooms, and photograph extractor fans and window vents.

Questions

Inventories in South Tyneside: questions

How much does an inventory clerk cost in South Tyneside?

Clerks usually charge per visit, more for bigger or furnished homes, so a check-in and a check-out together often come to a few hundred pounds. With DIY Inventory each report is £30, whatever the size, and you can do it as soon as you have the keys.

What is the average rent in South Tyneside?

£737 a month (ONS, July 2026), up 6.9% on a year earlier. Rents vary a lot by street and type of home; the free property report shows sold prices, the EPC and more for any South Tyneside postcode.

Do landlords need a licence in South Tyneside?

Selective licensing: A selective licensing scheme for the Beach Road and Long Streets areas of South Shields (parts of Beacon and Bents, Simonside and Rekendyke, and Westoe wards) was approved in November 2020, but the council's page says it was paused; no confirmed start date was found. Check with the council before letting there. Additional HMO licensing: No additional HMO licensing scheme: the council says there are currently no additional licensing schemes. HMOs with five or more people from two or more households need a mandatory licence. Check the council’s own page before letting, as schemes change.

Can I do my own check-in inventory in South Tyneside?

Yes. Landlords, agents and tenants can do it on a phone: a photo checklist for every room, the date and time stamped on every photo, every item’s condition, and both sides sign. The PDF is ready the moment it’s signed.

Will a DIY inventory stand up in a deposit dispute?

Deposit schemes (DPS, TDS, mydeposits) decide on the evidence, above all the condition at check-in compared with check-out. Dated photos of every room, signed by both sides, are exactly that evidence.
