Inventory and check-in reports in Redbridge

Redbridge is mostly suburban, with large estates of interwar semi-detached and terraced houses and older Edwardian terraces nearer Ilford. Private renting grew faster than almost anywhere between 2011 and 2021 (from 22.9% to 30.4% of households) while home ownership fell sharply. Ilford town centre has the most new-build flats, and the Elizabeth line stations at Ilford, Seven Kings, Goodmayes and Chadwell Heath draw commuters. Shared houses are common enough that the council licenses small HMOs across the whole borough.

What to check at a Redbridge check-in

  • Interwar semis often have original or early double-glazed bay windows: photograph each window’s seals, handles, locks and any condensation between panes.
  • Converted loft rooms and rear extensions are common: photograph ceilings and wall junctions for cracks or damp staining, and note any rooflights.
  • In shared houses, photograph every bedroom door lock and note which keys open which rooms, plus the condition of the shared kitchen and bathroom.
  • Front drives and side gates: photograph paving, gate latches and the bins provided, and note whose responsibility the garden is.
  • Flats over shop parades in Ilford, Gants Hill and Barkingside: photograph the communal entrance, stairs and any rear access, and record fob and key counts.
  • Check and photograph the boiler, meter cupboard and smoke and carbon monoxide alarms, which are often in an under-stairs cupboard in these houses.

Questions

Inventories in Redbridge: questions

How much does an inventory clerk cost in Redbridge?

Clerks usually charge per visit, more for bigger or furnished homes, so a check-in and a check-out together often come to a few hundred pounds. With DIY Inventory each report is £30, whatever the size, and you can do it as soon as you have the keys.

What is the average rent in Redbridge?

£1,724 a month (ONS, June 2026), up 2.5% on a year earlier. Rents vary a lot by street and type of home; the free property report shows sold prices, the EPC and more for any Redbridge postcode.

Do landlords need a licence in Redbridge?

Selective licensing: Two selective licensing schemes cover most of the borough: Scheme 3 in Ilford Town and Valentines wards (in force since 1 November 2023) and Scheme 4 in 15 further wards (8 April 2024 to 7 April 2029). Check the council’s ward map to see whether a home is included. Additional HMO licensing: Borough-wide additional licensing for smaller HMOs (three or four people in two or more households sharing a kitchen, bathroom or toilet), from 18 September 2023 to 17 September 2028. Larger HMOs need a mandatory licence. Fees: £997.69 per property for a selective licence (applications from 1 April 2026 to 31 March 2027) Check the council’s own page before letting, as schemes change.

Can I do my own check-in inventory in Redbridge?

Yes. Landlords, agents and tenants can do it on a phone: a photo checklist for every room, the date and time stamped on every photo, every item’s condition, and both sides sign. The PDF is ready the moment it’s signed.

Will a DIY inventory stand up in a deposit dispute?

Deposit schemes (DPS, TDS, mydeposits) decide on the evidence, above all the condition at check-in compared with check-out. Dated photos of every room, signed by both sides, are exactly that evidence.
