  • EICR: at least every 5 years, by a qualified electrician.
  • EPC: rated E or above, valid for 10 years.
  • Alarms: a smoke alarm on every storey, and a carbon monoxide alarm in rooms with a fixed combustion appliance (not gas cookers).

Deposits and the inventory

Protect the deposit in the DPS, TDS or mydeposits within 30 days. At the end, the scheme decides any dispute on the evidence, above all the check-in compared with the check-out, so the inventory is what protects you.

What to record in Northumberland homes

  • Colliery terraces in Ashington, Blyth and Bedlington: photograph damp at the base of walls, back yards, outhouses and rear lanes.
  • Homes in Blyth's Croft licensing area: note the licence number and check that the smoke and carbon monoxide alarms are there and working.
  • Coastal homes in Blyth, Amble and Berwick: record salt marks and rust on window fittings and damp on exposed walls.
  • Stone cottages and farm lets in the hills and Tyne Valley: photograph stoves, chimneys, oil tanks or LPG supply with the fuel level, and any septic tank.
  • Cramlington's estate homes: note garages, parking bays, fences and any shared paths.
  • Former holiday cottages let long term on the coast: list furniture and kitchenware item by item, as much is often included.
