Deposits and the inventory

Protect the deposit in the DPS, TDS or mydeposits within 30 days. At the end, the scheme decides any dispute on the evidence, above all the check-in compared with the check-out, so the inventory is what protects you.

What to record in Mid Suffolk homes

  • Timber-framed and thatched cottages: photograph beams, uneven floors, low doorways, the thatch where visible and any wood burner and flue.
  • Rural homes off mains gas: photograph the oil tank, its gauge level and the boiler service label.
  • Homes on private drainage: record the septic tank or treatment plant and when it was last emptied.
  • Homes on clay soils: note cracks around doors, windows and in plaster that could come from ground movement.
  • New-build estates in Stowmarket and Thurston: record snagging marks, sealant and any cracks so they are noted before the tenancy.
