Deposits and the inventory
Protect the deposit in the DPS, TDS or mydeposits within 30 days. At the end, the scheme decides any dispute on the evidence, above all the check-in compared with the check-out, so the inventory is what protects you.
What to record in Mid Devon homes
- Cob and thatched cottages in the villages: photograph wall surfaces, damp patches, the thatch condition where visible and any wood burner and flue.
- Rural homes off mains gas: photograph the oil tank, its gauge level and the boiler service label.
- Homes on private water or drainage: record the septic tank or treatment plant, and any borehole or spring supply.
- Riverside homes in Tiverton and along the Exe and Culm: note any signs of past flooding on floors and lower walls.
- New-build homes near the M5: record snagging marks, sealant and any cracks so they are noted before the tenancy.
