Inventory and check-in reports in Mansfield

Mansfield is a former mining and textile town where almost one in five households rent privately. Much of the rented stock is Victorian and early 1900s terraces near the town centre and in the former colliery villages such as Forest Town and Warsop, alongside large post-war estates. Since September 2025 privately rented homes in five designated areas need a selective licence.

What to check at a Mansfield check-in

  • Victorian terraces near the town centre and West Bank: photograph the back yard, outbuildings, gutters and any damp in rear kitchens.
  • Colliery-era terraces in Warsop, Forest Town and Clipstone: note cracks in walls and around windows and doors, and any uneven floors.
  • Homes in the selective licensing areas: photograph the licence and check it shows the right address and expiry date.
  • Older homes with solid walls: record mould or condensation in bedrooms and bathrooms, and how the extractor fans work.
  • Flats over shops in the town centre: record the shared entrance, fire doors and the number of keys handed over.

Questions

Inventories in Mansfield: questions

How much does an inventory clerk cost in Mansfield?

Clerks usually charge per visit, more for bigger or furnished homes, so a check-in and a check-out together often come to a few hundred pounds. With DIY Inventory each report is £30, whatever the size, and you can do it as soon as you have the keys.

What is the average rent in Mansfield?

£764 a month (ONS, December 2025), up 4.8% on a year earlier. Rents vary a lot by street and type of home; the free property report shows sold prices, the EPC and more for any Mansfield postcode.

Do landlords need a licence in Mansfield?

Selective licensing: Selective licensing covers privately rented homes in five designated areas, taking in parts of Central, West Bank, Wainwright, Market Warsop, Eakring, Rock Hill and Bancroft wards, from 13 September 2025 to September 2030. Check an address on the council's map. Additional HMO licensing: No additional HMO licensing scheme: HMOs with five or more people from two or more households need the national mandatory licence. Fees: £800 for a selective licence (£500 on application and £300 on issue), with discounts for accredited landlords Check the council’s own page before letting, as schemes change.

Can I do my own check-in inventory in Mansfield?

Yes. Landlords, agents and tenants can do it on a phone: a photo checklist for every room, the date and time stamped on every photo, every item’s condition, and both sides sign. The PDF is ready the moment it’s signed.

Will a DIY inventory stand up in a deposit dispute?

Deposit schemes (DPS, TDS, mydeposits) decide on the evidence, above all the condition at check-in compared with check-out. Dated photos of every room, signed by both sides, are exactly that evidence.
