Inventory and check-in reports in Isle of Wight
The Isle of Wight's private rented stock is spread across its seaside towns and Newport. Many of the large Victorian houses, guest houses and hotels in Ryde, Sandown and Shanklin have been converted into flats and shared homes, and the council notes that the island has many HMOs, as in other seaside areas. Inland and in the West Wight there are stone cottages, bungalows and holiday homes. Private renting grew between 2011 and 2021, and rents rose faster than the South East average in 2026.

What to check at a Isle of Wight check-in
- Seafront homes in Ryde, Sandown and Shanklin: look for salt corrosion on window frames, balcony rails and door furniture, and damp on exposed walls.
- Former guest houses and hotels converted into flats: photograph each flat's door, meters, fire doors, alarms and the shared hallway.
- Homes in Ventnor and on the Undercliff: photograph any cracks in walls, sticking doors and garden walls, as the area has known ground movement.
- Thatched or stone cottages in the villages: record the roof, chimneys, beams and any damp in thick walls, and the oil tank if there is one.
- Homes near the Medina and low-lying harbours: look for signs of past flooding in ground-floor rooms.
Do it yourself in Isle of Wight
- No clerk to book: do it whenever you have the keys, before the tenant moves in or with them there.

Inventories in Isle of Wight: questions
How much does an inventory clerk cost in Isle of Wight?
Clerks usually charge per visit, more for bigger or furnished homes, so a check-in and a check-out together often come to a few hundred pounds. With DIY Inventory each report is £30, whatever the size, and you can do it as soon as you have the keys.
What is the average rent in Isle of Wight?
£953 a month (ONS, September 2026), up 6.8% on a year earlier. Rents vary a lot by street and type of home; the free property report shows sold prices, the EPC and more for any Isle of Wight postcode.
Do landlords need a licence in Isle of Wight?
Selective licensing: No selective licensing scheme could be found on the council's pages. Additional HMO licensing: No additional HMO licensing scheme could be found: the council runs national mandatory licensing, for HMOs with five or more occupants sharing at least one amenity, whatever the number of storeys. Check the council’s own page before letting, as schemes change.
Can I do my own check-in inventory in Isle of Wight?
Yes. Landlords, agents and tenants can do it on a phone: a photo checklist for every room, the date and time stamped on every photo, every item’s condition, and both sides sign. The PDF is ready the moment it’s signed.
Will a DIY inventory stand up in a deposit dispute?
Deposit schemes (DPS, TDS, mydeposits) decide on the evidence, above all the condition at check-in compared with check-out. Dated photos of every room, signed by both sides, are exactly that evidence.
