Inventory and check-in reports in Hull

Hull is a port city on the Humber with some of the lowest rents and house prices in England and a large share of renting: nearly a quarter of households rent privately and more than a quarter rent from the council or housing associations. Victorian and Edwardian terraces, many in narrow side streets off the main roads, hold much of the private rented stock, along with the Avenues' large houses split into flats and student lets near the university. Big post-war estates such as Bransholme and Orchard Park ring the city, and the Old Town and marina have converted warehouses and new flats. Much of the city is low-lying.

What to check at a Hull check-in

  • Low-lying homes across the city: look for signs of past flooding (Hull flooded badly in 2007) or damp in ground-floor rooms, and photograph airbricks and skirting boards.
  • Victorian and Edwardian terraces off Hessle Road, Anlaby Road and Holderness Road: check for damp at the base of walls, and photograph yards and shared passages.
  • Student shared houses near Cottingham Road: photograph each bedroom's lock and furniture, fire doors, alarms and the kitchen appliances.
  • Large houses split into flats in the Avenues: photograph each flat's meters, door entry system and the shared hallway and stairs.
  • Converted warehouses and flats in the Old Town and marina: note fob and key counts, lifts and bin stores, and look for condensation around large windows.

Questions

Inventories in Hull: questions

How much does an inventory clerk cost in Hull?

Clerks usually charge per visit, more for bigger or furnished homes, so a check-in and a check-out together often come to a few hundred pounds. With DIY Inventory each report is £30, whatever the size, and you can do it as soon as you have the keys.

What is the average rent in Hull?

£694 a month (ONS, August 2026), up 7.4% on a year earlier. Rents vary a lot by street and type of home; the free property report shows sold prices, the EPC and more for any Hull postcode.

Do landlords need a licence in Hull?

Selective licensing: No selective licensing scheme could be confirmed on the council's pages. Additional HMO licensing: No additional HMO licensing scheme could be confirmed: the council's pages describe national mandatory licensing, for HMOs with five or more people from two or more households sharing a kitchen or bathroom. The council also runs a voluntary Hull Accredited Landlord Scheme. Fees: Paid in two stages, starting with a non-refundable £225 on application for an HMO licence Check the council’s own page before letting, as schemes change.

Can I do my own check-in inventory in Hull?

Yes. Landlords, agents and tenants can do it on a phone: a photo checklist for every room, the date and time stamped on every photo, every item’s condition, and both sides sign. The PDF is ready the moment it’s signed.

Will a DIY inventory stand up in a deposit dispute?

Deposit schemes (DPS, TDS, mydeposits) decide on the evidence, above all the condition at check-in compared with check-out. Dated photos of every room, signed by both sides, are exactly that evidence.
