Inventory and check-in reports in Hammersmith and Fulham

Private renting is the largest tenure in Hammersmith and Fulham, at more than a third of households in 2021. Most of the stock is Victorian and Edwardian terraces, often split into flats, and red-brick mansion blocks, with large council estates in White City, Shepherd's Bush and West Kensington. Riverside developments in Sands End and Fulham Reach and new towers at White City have added many new-build apartments. Rents and prices are among the highest in outer west London, and many lets are flat-shares for young professionals.

Questions

Inventories in Hammersmith and Fulham: questions

How much does an inventory clerk cost in Hammersmith and Fulham?

Clerks usually charge per visit, more for bigger or furnished homes, so a check-in and a check-out together often come to a few hundred pounds. With DIY Inventory each report is £30, whatever the size, and you can do it as soon as you have the keys.

What is the average rent in Hammersmith and Fulham?

£2,861 a month (ONS, September 2026), up 4.9% on a year earlier. Rents vary a lot by street and type of home; the free property report shows sold prices, the EPC and more for any Hammersmith and Fulham postcode.

Do landlords need a licence in Hammersmith and Fulham?

Selective licensing: Selective licensing applies only to privately rented homes on 24 named streets, under a scheme that runs until 4 June 2027; check the council's street list for a given address. Additional HMO licensing: Borough-wide additional HMO licensing for smaller shared homes, in force since 5 June 2017 and extended from 5 June 2022 until 4 June 2027. Check the council’s own page before letting, as schemes change.

Can I do my own check-in inventory in Hammersmith and Fulham?

Yes. Landlords, agents and tenants can do it on a phone: a photo checklist for every room, the date and time stamped on every photo, every item’s condition, and both sides sign. The PDF is ready the moment it’s signed.

Will a DIY inventory stand up in a deposit dispute?

Deposit schemes (DPS, TDS, mydeposits) decide on the evidence, above all the condition at check-in compared with check-out. Dated photos of every room, signed by both sides, are exactly that evidence.
