Landlord licensing in Great Yarmouth

  • Selective licensing: Selective licensing covers privately rented homes in Central and Northgate, Nelson, Southtown and Cobholm, and Yarmouth North wards, from 1 April 2026 to 31 March 2031. After a challenge by landlords in 2026 the council withdrew a set of extra licence conditions, but the scheme stays in place.
  • Additional HMO licensing: No additional HMO licensing scheme is listed: larger HMOs (five or more people from two or more households) need a national mandatory licence.
  • Fees: £694 per self-contained home for a five-year selective licence (2026)

Separately, every large HMO (5 or more people forming 2 or more households) needs a mandatory HMO licence anywhere in England. Source: Great Yarmouth Borough Council.

  • EICR: at least every 5 years, by a qualified electrician.
  • EPC: rated E or above, valid for 10 years.
  • Alarms: a smoke alarm on every storey, and a carbon monoxide alarm in rooms with a fixed combustion appliance (not gas cookers).

Book a Gas Safety certificate, EICR or EPC in Great Yarmouth at a fixed price, and keep track of expiry dates in the free landlord dashboard.

Deposits and the inventory

Protect the deposit in the DPS, TDS or mydeposits within 30 days. At the end, the scheme decides any dispute on the evidence, above all the check-in compared with the check-out, so the inventory is what protects you.

What to record in Great Yarmouth homes

  • Former guest houses near the seafront converted into flats: photograph each flat's door, meters, fire doors, alarms and the shared hallway.
  • Coastal homes: look for salt corrosion on window frames, door furniture and outside metalwork, and damp on exposed walls.
  • Low-lying homes in Southtown and Cobholm: look for signs of past flooding or damp in ground-floor rooms.
  • Victorian terraces in Northgate and the town centre: check for damp at the base of walls and in rear kitchens, and photograph yards and rear access.
  • Bungalows and chalets in Hemsby and Caister: record the roof, windows and heating, and note any coastal erosion warnings for the area.
  • Homes in the selective licensing wards: note the licence number and check the licence conditions on smoke alarms and gas safety are met.
