Inventory and check-in reports in Cotswold

Cotswold district is almost all rural, with honey-coloured limestone cottages, farmhouses and converted barns in conservation areas, many of them listed. House prices are among the highest outside the South East, and second homes and holiday lets are common in villages such as Bourton-on-the-Water and Chipping Campden. Cirencester has the largest private rented sector, including Royal Agricultural University students, and has had large new estates. Many homes are off the gas grid and rely on oil, LPG or electric heating.

What to check at a Cotswold check-in

  • Listed stone cottages: photograph solid walls for damp, window reveals, beams, flagstone floors and any wood burner or open fire.
  • Off-grid homes: record the oil tank or LPG gauge reading, the boiler, and any septic tank or private water supply.
  • Converted barns and farm cottages: note the condition of gravel drives, gates, outbuildings and garden walls.
  • Student lets near the Royal Agricultural University in Cirencester: photograph each bedroom's lock and furniture and the shared kitchen separately.
  • Homes near the Thames and Coln at Lechlade and Fairford: check for signs of past flooding and the state of drains.
  • New-build estates at Cirencester and Moreton-in-Marsh: record any open snagging, parking spaces and estate charges.

Questions

Inventories in Cotswold: questions

How much does an inventory clerk cost in Cotswold?

Clerks usually charge per visit, more for bigger or furnished homes, so a check-in and a check-out together often come to a few hundred pounds. With DIY Inventory each report is £30, whatever the size, and you can do it as soon as you have the keys.

What is the average rent in Cotswold?

£1,263 a month (ONS, September 2026), up 6.3% on a year earlier. Rents vary a lot by street and type of home; the free property report shows sold prices, the EPC and more for any Cotswold postcode.

Do landlords need a licence in Cotswold?

Selective licensing: No selective licensing scheme. Additional HMO licensing: No additional HMO licensing scheme: only mandatory licensing, for HMOs with five or more people from two or more households. New fees and a five-year licence period were proposed from September 2025. Check the council’s own page before letting, as schemes change.

Can I do my own check-in inventory in Cotswold?

Yes. Landlords, agents and tenants can do it on a phone: a photo checklist for every room, the date and time stamped on every photo, every item’s condition, and both sides sign. The PDF is ready the moment it’s signed.

Will a DIY inventory stand up in a deposit dispute?

Deposit schemes (DPS, TDS, mydeposits) decide on the evidence, above all the condition at check-in compared with check-out. Dated photos of every room, signed by both sides, are exactly that evidence.
