Inventory and check-in reports in Canterbury

Canterbury's rental market is shaped by its universities: many Victorian terraces around Wincheap, St Dunstans and the north of the city are let as student houses, alongside purpose-built student blocks. The coastal towns of Whitstable and Herne Bay have seafront terraces, converted flats and many bungalows, popular with commuters and retirees. Large new estates are being built on the edges of the city and at Sturry and Herne Bay. Inland, the district is rural, with villages of brick and flint cottages.

What to check at a Canterbury check-in

  • Student houses near the University of Kent and Canterbury Christ Church: photograph each bedroom's lock and door, fire doors, smoke alarms and the shared kitchen separately.
  • Listed and period buildings in the city centre: photograph old timber windows, uneven floors, beams and any damp in cellars.
  • Seafront flats in Herne Bay and Whitstable: check window frames, balcony rails and metal fittings for salt corrosion, and walls for damp.
  • Converted flats in large Victorian houses: record the communal hallway, door entry system, meters and the number of keys handed over.
  • Rural cottages in the villages: photograph wood burners, oil tanks and any septic tank where there is no mains gas or drainage.
  • Furnished lets: list and photograph every item of furniture, with mattress condition and fire labels.

Questions

Inventories in Canterbury: questions

How much does an inventory clerk cost in Canterbury?

Clerks usually charge per visit, more for bigger or furnished homes, so a check-in and a check-out together often come to a few hundred pounds. With DIY Inventory each report is £30, whatever the size, and you can do it as soon as you have the keys.

What is the average rent in Canterbury?

£1,268 a month (ONS Price Index of Private Rents, 2026). Rents vary a lot by street and type of home; the free property report shows sold prices, the EPC and more for any Canterbury postcode.

Do landlords need a licence in Canterbury?

Selective licensing: No selective licensing scheme: none is listed on the council’s housing pages. Additional HMO licensing: No additional HMO licensing scheme; the council’s pages describe only national mandatory HMO licensing (five or more people from more than one household). Separately, an Article 4 direction means converting a house to a small HMO (three to six sharers) needs planning permission. Fees: £1,498.97 for a five-year HMO licence for up to five people, plus £86.64 for each extra person Check the council’s own page before letting, as schemes change.

Can I do my own check-in inventory in Canterbury?

Yes. Landlords, agents and tenants can do it on a phone: a photo checklist for every room, the date and time stamped on every photo, every item’s condition, and both sides sign. The PDF is ready the moment it’s signed.

Will a DIY inventory stand up in a deposit dispute?

Deposit schemes (DPS, TDS, mydeposits) decide on the evidence, above all the condition at check-in compared with check-out. Dated photos of every room, signed by both sides, are exactly that evidence.
