A routine inspection during a tenancy catches problems while they are small and cheap to fix: a slow leak, early damp, a failing extractor fan. It’s also a chance to check safety alarms. Agree a time with the tenant first and respect their home.
Throughout the property
- Damp and mould: window frames, ceiling corners, behind furniture, bathrooms.
- Leaks: under sinks, around baths and showers, below radiators, ceiling stains under bathrooms.
- Smoke and carbon monoxide alarms: test each one.
- Windows and doors: do they open, close and lock?
- Heating and hot water: any faults reported?
Kitchen
- Extractor fan working and not clogged.
- Sealant around the sink and worktops intact.
- Appliances working; fridge door seals sound.
Bathrooms
- Grout and sealant: cracks or black mould.
- Extractor fan working.
- Toilet base and taps: any drips.
Outside
- Gutters and drains clear; fences and gates secure.
- Bins and the garden as agreed in the tenancy.
Record it the same way every time
Use the same rooms and checklist as the check-in, so each inspection can be compared with the last. In DIY Inventory, choose Interim Inspection and start from the previous report: every item shows how it was last time, and the report lists what has changed.
Room-by-room lists: inventory checklists.
